CA Commercial Lease Compliance Copilot

A 4,200-line single-file browser app that turns a 4-hour commercial-lease review into 12 minutes. Upload a .docx lease, the browser parses it client-side via mammoth.js, and the AI scores it against 20+ California statute checkpoints (CASp, AB 802, Prop 65, SB 1103, AB 98). Returns a compliance gauge, severity-ranked findings (Critical / High / Med / Low), an attorney-grade redline, a plain-English summary for the business client, and a copy-paste Slack update for the team. Lease text never touches my server — it goes browser direct to whichever AI provider the user configures.

Stack: single HTML file, mammoth.js for .docx parsing, Claude Sonnet 4.6 or OpenAI configurable, client-side everything.

The strategic playbook our team generates for each Capital on Command client at engagement kickoff. A 15-section custom build derived from intake: 30/60/90-day action plan with hard targets, voice blueprint, investor avatars, credibility package, omnipresent nurture sequence, attract-autopilot funnel, masterclass + FAQ + closing emails, podcast authority track, calibration-call script, constraint map, webinar outline. Tailored to each client's raise goals and compliance posture — a $6M 12-month 506(c) raise gets a different sequencing than a $1M 506(b) family-office raise. The Action Plan orchestrates the four built-for-you systems (Pitch Machine, Instant Credibility, Auto-Pilot Attraction, Omnipresent Nurture) into a time-bound roadmap our team then runs alongside the client.

One component of the Capital on Command done-for-you engagement.

The investor data room layer inside Capital on Command. Sponsors raising under Reg D need a secure place to share PPMs, operating agreements, and investor docs. Off-the-shelf options cost $300-1,500/month and lock you in. I built a custom dataroom with hand-rolled JWT auth, investor magic-link onboarding, and a clean sponsor admin. Running in production today on Railway, serving the cohort.

Consumer-facing progressive web app for the Last Life Ever community. Tracks priorities, habits, and water intake against the daily focus from the five-pillar life-design framework (Purpose, Habits, Financial Prosperity, Extraordinary Experiences, Give Back). Installable to home screen on mobile. Built in Expo / React Native, deployed as a PWA so users get the native feel without an app-store download.

PPM & Operating Agreement Portal

Reg D 506(b)/(c) PPMs and operating agreements typically cost $5-15K per deal in attorney time. The portal uses hybrid templates plus AI narrative generation, with the OA generating first as source of truth and the PPM deriving from it. Two tiers: self-service for sophisticated issuers, white-label for law firms reselling to their own clients.

Expandi-style automation gets sponsor accounts restricted during live raises. That's reputationally catastrophic. I built a co-pilot model where the sponsor one-clicks send for LinkedIn legs (InMail, connection note) with full automation on the email leg. AI handles lead scoring and opener generation. No bot-driven LinkedIn sending. Same workflow, no ban risk.

Same stack I install for SMB clients who want their business to stop depending on them being inside it every hour.

One login surface (accounts.entrepreknew.com) across every Entrepreknew product, current and future. Self-hosted NextAuth on Railway with role-based claims. Built as Phase 0 foundational infrastructure so that when the PPM portal and other products launch, sponsors and investors don't have to manage separate logins per product.

NextAuth Credentials + Email providers. Federated across CCC, LinkedIn co-pilot, and the PPM portal.
